Scarborough Village
Borough: Scarborough | NIA community with lakefront access and multicultural character
Scarborough Village is in southern Scarborough, north of Kingston Road and the Scarborough Bluffs, occupying the inland plateau above the lake. Despite the NIA designation, it is a neighbourhood with genuine community identity and better amenities than many comparable Scarborough addresses.
Character and Vibe
The neighbourhood has a strong South Asian — particularly Sri Lankan Tamil — and Caribbean community. Commercial streets along Kingston Road and Markham Road offer a mix of South Asian restaurants, grocery stores, and shops. The neighbourhood is family-oriented and community-driven. Proximity to the Bluffs and R.C. Harris Water Treatment Plant (one of Toronto's great architectural landmarks) adds an unlikely beauty to the southern boundary.
Transit
No subway stations, but 34 bus stops and the Kingston Road bus route connect to Scarborough Town Centre and the Kennedy subway. Downtown commutes are typically 50–70 minutes.
Amenities and Dining
Twenty-eight dining options and 13 grocery stores reflect a well-served retail strip for a southern Scarborough NIA. Three nightlife venues and 5 healthcare providers round out the picture. One fitness studio serves the community.
Parks and Green Space
Eight parks, with proximity to the Scarborough Bluffs park system just to the south. Scarborough Village Recreation Centre is a key community hub.
Schools
Five schools serve the neighbourhood.
Rental Market
With only 20 listings, supply is very limited — this is a low-turnover neighbourhood. Average rent is $2,245 and median is $2,300. The range ($800–$4,000) is moderate. Detached house and basement suite rentals dominate.
Who It's Best For
Scarborough Village suits renters with community ties to the Sri Lankan Tamil or Caribbean communities here, families who want a southern Scarborough address close to the Bluffs, and those who value multicultural retail and grocery access at Scarborough prices.
