Mount Dennis
Location & Borough
Mount Dennis is a neighbourhood in the borough of York, classified as a Neighbourhood Improvement Area (NIA), located along the Weston Road and Eglinton Avenue West corridor. It is situated at the junction of two major transit investments: the Eglinton Crosstown LRT (Mount Dennis station is the western terminus) and Weston Road access to GO Transit.
Character & Vibe
Mount Dennis is a neighbourhood in genuine transition. The NIA designation reflects decades of underinvestment, but the Eglinton Crosstown — with its western terminus at Mount Dennis station — is transforming the neighbourhood's prospects dramatically. The community is primarily working-class, with a significant Black, South Asian, and Portuguese heritage. Community organizations are active and vocal; Mount Dennis has a strong identity that its residents are proud of, even while advocating for improvements. The Humber River valley is a major natural asset.
Transit
Two subway/GO stations (including the Eglinton Crosstown Mount Dennis terminus) and 44 bus stops. When fully operational, the Crosstown makes downtown Eglinton Station reachable in approximately 25 minutes. The GO Rail connection via Weston station (adjacent) provides Union Station access in about 20 minutes. This is one of the best transit-for-price propositions in the city.
Landmarks & Amenities
Twenty-three dining options and 12 grocers — the grocery count is impressively high for the neighbourhood's size, reflecting the community's cultural diversity and food retail tradition. Two healthcare facilities and one library. Five schools serve the family population.
Parks & Green Space
Only 3 parks within the boundary, but the Humber River valley — one of Toronto's premier linear parks — is directly accessible. The Black Creek trail and Humber River recreational trail give residents multi-kilometre green corridors.
Dining & Nightlife
Twenty-three restaurants and one nightlife venue. The commercial strip along Weston Road has a modest but improving dining scene, with Caribbean, Portuguese, and South Asian options. The neighbourhood is not a dining destination, but prices are excellent.
Schools
Five schools and one library. The community has invested in educational programming, and the schools here are supported by active parent communities.
Rental Market
With 18 listings — a very thin market — average rent is $2,078 and median is $1,775. Range is $1,450–$3,350. The low prices combined with the incoming Eglinton Crosstown terminus make this one of the most interesting value propositions in the entire Toronto rental market for transit-dependent renters.
Who It's Best For
Transit-dependent renters who want to position themselves near the Eglinton Crosstown before prices rise. Budget-conscious renters with ties to Caribbean, Portuguese, or South Asian communities. Renters willing to accept a transitional neighbourhood in exchange for exceptional transit value.
