Eglinton East
Borough: Scarborough | NIA Scarborough on the Eglinton corridor
Eglinton East occupies the Eglinton Avenue East corridor in Scarborough, roughly between Kennedy Road and Midland Avenue. It is a Neighbourhood Improvement Area that is positioned to benefit from the Eglinton Crosstown LRT — one of the Crosstown's eastern extension stations is planned for the neighbourhood's main street.
Character and Vibe
The neighbourhood has a mixed character — apartment towers and commercial plazas along Eglinton, quieter residential streets behind. It has a strong Caribbean and South Asian community. The NIA designation reflects socioeconomic challenges, but the impending LRT investment is drawing investor and renter interest. The neighbourhood is unpretentious and community-focused.
Transit
One existing TTC station and 51 bus stops provide current access. The future Eglinton Crosstown LRT will transform connectivity — east-west rapid transit along Eglinton Avenue will dramatically cut commute times to central Toronto.
Amenities and Dining
Twenty-nine dining options and 11 grocery stores are decent for the neighbourhood's size. Two nightlife venues and 6 healthcare providers cover the basics.
Parks and Green Space
Six parks serve the area. The neighbourhood lacks a dominant green space but the Scarborough ravine system is accessible from the northern edges.
Schools
Six schools reflect the family demographic that characterizes Scarborough NIA communities.
Rental Market
With 39 listings and an average of $2,023 and median of $2,200, rents are affordable. The range ($150–$3,500) is wide, with the lower end reflecting shared rooms and basement suites. Standard one-bedroom apartments run $1,800–$2,300.
Who It's Best For
Eglinton East is a buy-low-before-the-LRT opportunity for renters. Those comfortable with current transit trade-offs who want to position themselves in a neighbourhood about to receive a major rapid transit investment should take notice. Budget-conscious renters and families in the Caribbean/South Asian communities will find it a solid value.
