Oakwood Village
Location & Borough
Oakwood Village is a mid-city residential neighbourhood in the borough of York, centred on Oakwood Avenue between Eglinton Avenue West and St. Clair Avenue West. It borders Forest Hill to the east and the Cedarvale Ravine system to the north. The Eglinton Crosstown LRT (Avenue station) will pass through the southern edge of this neighbourhood.
Character & Vibe
Oakwood Village has undergone significant change over the past decade, shifting from a working-class neighbourhood with West Indian and Italian roots toward a gentrifying area attracting young families and creative professionals who cannot afford Forest Hill or Leaside. The Oakwood strip has a local, independent-retail character that sets it apart from more sanitized gentrification corridors. There is a strong community garden culture, active neighbourhood associations, and a genuine mix of incomes and origins that gives the area vitality.
Transit
Two subway stations (Eglinton on the Yonge line and St. Clair West on the Spadina line) bookend the neighbourhood, plus 41 bus stops. The Eglinton Crosstown LRT, when operational, will add Avenue station, dramatically improving east-west connectivity. Current residents already benefit from being positioned between two subway lines.
Landmarks & Amenities
Fifteen grocers — a surprisingly high count for the neighbourhood's size — reflect its residential density and diverse cooking traditions. Forty-one dining options and 6 nightlife venues give a lively local dining scene. Seven healthcare facilities and 2 libraries provide essential services. Ten schools (the highest in this group) give families strong options.
Parks & Green Space
Nine parks, anchored by Cedarvale Ravine Park — a spectacular wooded ravine with trail connections into the Allen Expressway green corridor. Nordheimer Ravine, Upper Canada College Playing Fields (adjacent), and various neighbourhood parkettes add to the green offering. This is one of the better-connected ravine neighbourhoods for outdoor enthusiasts.
Dining & Nightlife
Forty-one restaurants spanning West Indian, Ethiopian, Portuguese, Italian, and contemporary Canadian cuisines. The Oakwood strip has become a genuine local dining destination. Six nightlife venues give the evening a low-key buzz without overwhelming residential character.
Schools
Ten schools within the boundary — an exceptional number — including options across public, Catholic, and French systems. The neighbourhood's family appeal is partly driven by this school density.
Rental Market
With 48 listings, average rent is $2,401 and median is $2,198. Range is $790–$6,350. The below-median price point relative to nearby Forest Hill reflects the neighbourhood's transit-in-progress story; when the Crosstown opens, prices will likely adjust upward.
Who It's Best For
Young families priced out of Forest Hill or Leaside. Creatives who want community without condo-tower living. Ravine lovers who want nature trails accessible on foot. Renters positioning themselves before the Eglinton Crosstown drives up rents.
